Changes Coming to Clark County
With so much going on, it’s crucial to stay informed or risk being unprotected, which could cost you thousands of dollars and even jeopardize your ability to rent out your home short-term. The stakes have never been higher, and you can’t afford to sit on the sidelines or avoid taking action. You’re either all in or completely out—no middle ground! Here’s what unfolded in just the past two weeks!
Monday's Court Hearing
We were in federal court yesterday fighting Clark County's latest attempt to come after you
Clark County asked the three-judge panel from the Ninth Circuit Court to limit the current injunction protecting hosts from Code Enforcement fines, penalties, and liens. The County argued the injunction, granted to us back in December 2026, is too broad, covering individuals who aren’t part of the lawsuit or members of the Association.
Citing U.S. Supreme Court precedent, the judges seemed to agree with the County in that the injunction should not be too wide and broad but instead be more specific and limited to a specific group of people, but the challenge was determining how to do that without excluding those with a legitimate stake. The judges will soon make their final ruling, which means time is running out to join GLVSTRA.
We have been urging everyone for over a year to renew or get a membership to protect themselves and their property. Licensed or not, GLVSTRA membership is vital, as clearly demonstrated in court yesterday.

We don't know how to make this any clearer to you: TIME IS RUNNING OUT FOR YOU TO RENEW OR GET YOUR MEMBERSHIP! If the judges had made a decision yesterday, many of you could have been left unprotected. Thankfully, they didn’t and instead chose to review the legal arguments from both the County and our lawyers before making a final decision later. But this means a ruling could come at any moment—next week, next month, next year, or even today! We have no way of knowing, as the court gives no timeline, so delaying your membership is essentially gambling with your livelihood.
Understand how membership works: it is for property owners and the properties they own. Property managers and co-hosts cannot use their membership to cover properties they do not own.
Be sure to pick the right membership for your short-term rentals. If you try to lie, misrepresent your situation, or game the system, you will face a permanent ban from ever becoming a GLVSTRA member. We already have enough to handle with the county when it comes to dealing with deceptive practices, and we won’t allow the same behavior in our Association.
Here's how you can determine which membership you need to get:
Bronze – for renting individual bedrooms in your own home (home-share)
Silver – for 1–2 houses you own and rent
Gold – for 3–5 houses you own and rent
Platinum – for 6 or more houses you own and rent
You’ll need to provide the address of each property so we can connect them to your membership records.
As mentioned in the court hearing, Association members’ information is protected by federal law, meaning your personal and rental property details are safe from the county or any government entity.

Hosts Rocked at The Last County Meeting!
A big thank you to all the hosts and property owners who came to the last Clark County Commission public meeting! It was inspiring to see so many show up and support the cause.
This is exactly what we need more of—showing up, and if you can, speaking up too! We know speaking can be nerve-racking and intimidating and you don't have to speak at all, but just being there and sitting with us means so much and is the minimum we ask. You were all amazing! You made us so proud and Airbnb and other host groups across the US also noticed! Everyone is watching what is happening in Las Vegas and they too want to do what we are doing.
Those who spoke did a great job showing the county and the public that we are everyday people trying to work within the law, but the county is making it impossible to comply. You did a great job highlighting that what the County is doing isn’t really about protecting neighborhoods or neighbors; it’s about Clark County commissioners looking out for their corporate donors in the resort hotel industry, while sacrificing working people and destroying their ability to make a living from the tourism economy.

Now is the time to unite everyone else, to stand shoulder to shoulder, and to make our presence known at these important meetings.
For far too long, public officials have turned a blind eye to our concerns and brushed aside our demands. They do this because our absence allows them to.
When we fail to show up, we give them an excuse to ignore us. But together, we can change that narrative.
By filling those seats, raising our voices, and demonstrating our collective strength, we send a powerful message that cannot be dismissed.

More Changes Coming to Short-Term Rental Regulations
Earlier this week, Clark County announced proposed changes to its short-term rental regulations. One of the most significant changes is the elimination of the lottery system—a system we opposed back in 2022 because we warned the County that it would create serious problems for applicants and county staff.
The County ignored those warnings, wasted taxpayer money hiring a third party to administer the lottery, harmed many applicants in the process, made the job of business licensing complicated and confusing and now after experiencing many of the problems we predicted, it is proposing to scrap the system altogether.
While some of the proposed changes may make sense, others create new problems and raise additional legal concerns that we intend to address when the time comes.
Unfortunately, it appears the County still hasn’t learned the bigger lesson. When policymakers allow the interests of powerful resort-hotel lobbyists and corporate interests to influence public policy, it is everyday residents and homeowners who pay the price. We have seen this pattern repeatedly in Clark County’s approach to just about anything it does on a day-to-day basis, always looking out for the rich and powerful on the backs of everyday people.
That is exactly why we cannot stop fighting. We will continue pushing back, pursuing our legal case as far as necessary, and holding government officials accountable when their policies infringe upon the rights of everyday people.
This fight has never been just about short-term rentals. It is about protecting property rights, economic freedom, and ensuring that everyday Nevadans have a voice in what they are allowed to do with the property they own. For that reason, it is critical that you make your voice heard by sending your email in opposition to the latest county attacks.

Make your voice heard! Submit your email to PublicCommentCCBL@ClarkCountyNV.gov to the County IN OPPOSITION to many of proposed amendments because they continue to make licensing virtually impossible for working people while protecting the profits and interests of corporate resort hotels.
Tell the commissioners that working people should not be shut out to protect corporate profits. Tell the County: Stop putting resorts over workers. Reject the restrictive amendments and make licensing fair and accessible!
Explain how STRs benefit you personally, your neighbors, local businesses, and the tourism economy. Talk about the investment you made in your property with the reasonable expectation that you would be able to use it in a lawful and economically productive manner. Explain what additional restrictions would mean for you financially and why you believe homeowners should not be forced to sacrifice the value and economic potential of their property to benefit competing interests.
You should also make it clear that you are paying attention to who stands to benefit from these policies. If the public perception is that Commissioners are imposing restrictions on homeowners while favoring large resort and hotel interests or responding to political donors, that deserves scrutiny and transparency. Ask the Commissioners to demonstrate that these decisions are being made in the public interest—not to protect established corporate interests at the expense of individual property owners.
It is critical that everyone sends their e-mail so we can have it in the record; otherwise, Clark County will claim that they had no opposition. We also need to make it clear to them that we are not going down quietly.
