Thank you to everyone who joined our Zoom meetup to discuss Clark County's latest proposed changes to the Short-Term Rental ordinance.

As discussed, this proposal could have serious unintended consequences for both licensed and unlicensed hosts.

A common mistake STR owners and operators make is assuming that once they’re licensed, they have nothing to worry about. The truth is, as things stand now, local and state politicians can change the rules midgame, impacting your ability to operate and leaving you vulnerable government actions that affect you, your rental, and your future. The fight doesn’t end with getting a license—it ends when the courts rule in our favor and affirm our right to rent on a short-term basis. That will be a game changer, permanently preventing politicians from taking actions that threaten our ability to rent our properties.

Clark County is proposing to require booking platforms like Airbnb and VRBO to stop accepting reservations and payments for any listing that is not verified as licensed. While this may sound straightforward, Clark County does not currently have a reliable, real-time verification system capable of allowing booking platforms to accurately verify the licensing status of thousands of properties.

Without a dependable verification process, there is a significant risk that licensed properties could be mistakenly blocked from accepting bookings or payments, resulting in canceled reservations, lost income, guest confusion, and unnecessary disruption to homeowners and travelers alike.

📢 1. We Need Your Help

The Clark County Board of Commissioners will soon consider this proposal, and your public comments matter.

Deadline: Send before 5:00 PM on Tuesday, July 21, 2026

Suggested points to include:

• Oppose implementing this requirement until Clark County has a reliable, accurate, real-time verification system that booking platforms can depend on.

• Licensed hosts should not lose bookings because of County administrative errors, outdated records, or an unreliable verification process.

• Clark County has still not reopened the short-term rental license application process since 2022, as required by Nevada law, preventing many otherwise qualified homeowners from applying for a license.

• Many homeowners who submitted applications in 2022 are still waiting years later for the County to process and issue a final decision on their applications.

• It is fundamentally unfair to penalize homeowners or booking platforms for delays caused by the County itself.

• The County should first establish a fair, transparent, and efficient licensing system before imposing requirements that could disrupt lawful bookings and harm homeowners, travelers, and local businesses.

• Any verification system must include an immediate and effective process for correcting errors before booking platforms are required to reject reservations or block listings.
