 Dear Hosts,

Thank you to everyone who joined our Zoom meeting last Wednesday night, August 12th. We also want to extend a special thank-you to the Airbnb team for joining us and participating in the discussion.

As we discussed, we now need every host to do their part.

Clark County is moving forward with proposed amendments that would prohibit licensed accommodation facilitators—including booking platforms—from accepting or facilitating payment for an STR unless the platform has verified that the property is properly licensed. The proposal also contemplates deactivating listings that are not properly licensed.

On paper, this may sound like a simple licensing requirement. But the real problem is that Clark County's own licensing system has left homeowners waiting for years while the County continues to propose new ways to restrict their ability to rent their properties.

Please show up in person at Tuesday's County meeting. Clark County Commission 500 S. Grand Central Parkway Las Vegas, NV 89155 We will meet at 8:45AM by the front entrance of the building, so we can all meet up and walk in together as a group.

You do NOT have to be a lawyer. You do NOT have to give a perfect speech. And

You do NOT have to be an expert in the ordinance.

Your presence alone matters.

Please wear your "MY HOME. MY CHOICE." red T-shirt. If you don't have one, we will have one available for you.

Even if you simply sit together with other hosts wearing red, you are sending an important message: we are organized, we are paying attention, and we are not going to sit quietly while decisions affecting our homes, property rights, businesses and families are made without us.

🎤 PREPARE A 3-MINUTE PUBLIC COMMENT

If you are willing to speak, please prepare a short statement—that is three minutes or less—explaining how the County's actions have affected you personally.

Here are some points you can use. You do not need to use all of them. Make the statement your own and speak from your own experience.

Tell the Commissioners:

• Under the current federal court injunction, explain how the County's enforcement actions against STR owners have been restricted and how the litigation arose from the County's regulatory and licensing practices.

• If you applied for an STR license years ago, explain when you applied and that you are still waiting for the County to process your application or provide a final decision.

• If you have contacted the Department of Business License and have been unable to get a clear answer about when your application will actually be processed, tell them that.

• If you have been waiting for the County to reopen the licensing process so you can apply, explain that as well.

• Explain how the County's dysfunctional licensing process has created uncertainty for homeowners who are simply trying to comply with the law.

• Explain how this proposed amendment could further punish homeowners for delays or failures that are created by the County's own system.

• Explain what this means for your mortgage, family, employees, cleaners, maintenance workers, contractors, guests and household income.

• Explain how blocking platforms from processing payments can effectively shut down a property even when the homeowner has been attempting to comply with the County's requirements.
  

Clark County itself acknowledges that its STR licensing framework was established following Nevada's 2021 legislation requiring counties to regulate STRs.

❓ ASK THE COMMISSIONERS THESE QUESTIONS IN YOUR E-MAIL AND/OR PUBLIC COMMENTS

• When will you actually care about the residents of Clark County as much as you care about protecting powerful corporate interests?

• When will you care about protecting the property rights of ordinary homeowners? 

• When will you create a licensing system that actually works for the people you are regulating? 

• When will you stop punishing homeowners for delays and failures within the County's own bureaucracy? 

• When will you start respecting the Nevada Constitution and the United States Constitution?

And perhaps most importantly:

• When will you start listening to the residents who elected you?
  

This isn't just about Airbnb.

This isn't just about VRBO. This is about whether ordinary homeowners have meaningful property rights—and whether government can continue changing the rules while homeowners are left waiting indefinitely for the government to process their applications.

You don't have to be angry. You don't have to attack anyone personally.

Be respectful. Be factual. Be passionate. And tell your story.

A Commissioner may forget a statistic.

They may forget a legal argument.

But they will remember a room full of homeowners standing together in red shirts and telling them that their homes and property rights matter.

🏠 THE FIGHT DOESN'T END WITH A LICENSE

We also want to remind every host—licensed or unlicensed—that getting a license is not the end of this fight.

A common mistake STR owners make is thinking:

"I'm licensed, so I'm safe."

Unfortunately, that's not how government works.

The rules can change.

New restrictions can be proposed.

New fees can be imposed.

New requirements can affect your ability to operate.

And today's proposal demonstrates exactly why every STR owner needs to stay involved.

Our goal isn't simply to obtain licenses.

Our goal is to protect the fundamental right of homeowners to use and rent their private property lawfully without arbitrary or unconstitutional government interference.

But that requires hosts to participate.

It requires hosts to speak.

And it requires hosts to stand together.
